Resources available to Owners

We recommend to all owners to purchase a home warranty at their own expense – covers major appliances, AC, water heater.

  • Average cost $460.00
  • Trade call out fee 75.00 per trip.
  • Smaller appliances like fridge/washer dryer can be covered for additional charge.

Are you licensed?

Yes, each Real Estate personnel holds a California Real Estate Lic.

Can I reach you after hours?

Yes, we have an after hour answering service.

Can you put the money directly into my account?

Yes, we can also do paper checks as well.

Do I get to see the lease or sign it?

Yes, you will receive a copy of the lease to sign and after all parties have singed the lease, a copy will be provided to you.

How and when do I get my checks?

If you wish to receive checks, they will be mailed to you at your forwarding address on file. Checks will be mailed out once the rent has been received and processed.

How is rent collection handled?

Tenant’s rent is due by the 1st of the month and they have til the 3rd to pay rent. Rent can be dropped off at our office or it can be paid online.

How long of a lease do I sign?

Our leases are for 1 year. If you wish to have a longer lease, that can be discussed with our leasing staff.

How much security deposit for you charge the tenant?

Security deposit amount is determined by the rental price amount.

How soon can you start managing my property?

If you currently working with another management company, you will have to check with their cancellation terms. If you are managing the home yourself, we can start right away.

What type of properties do you manage?

We manage single family homes, multi family homes, and town homes.

What type of reports do I get and how often?

We offer monthly rental logs. At the end of the year we will send you a year end statement for you to provide to your tax accountant.

Who holds the security deposit?

Our company holds the security deposit in a separate trust account.
